Was wondering if when you are lubing the piston do you only do the O-ring or the lower part of the piston that goes into the bottom part of the regulator?

Just the oring is good.

There is a small oring in the bottom part of the regulator that the shaft rides into,
Look in the "little hole" lube that with a small allen key

I grease the o-ring, then put a small dab on the end of the piston. There is a small o-ring in the reg adjuster top that I like to get a little grease too
