For example (using my future profession cus it's what I know for sure)
A Clinical Psychologist (Therapist) Averages 350k/year in NYC (some make far less, and others make many times more, but average)
In Delaware, not even 3 hours drive that plummets all the way (Scranton stats)
to about 115$. But cost of living differences make those two numbers MUCH more similar then they look. A 200k house in Delaware is going to cost you 750k in the nice suburbs of NYC.
Hell my parents 3 bedroom house, which is FAR smaller then the pictures house is valued in the current economy at 800k all because it's in Scarsdale, NY, 10583. Anywhere else it would struggle to take 200k.
All matters where you live, hard to compare salary cross country.

I would make 1 mil, go to collegey areas and buy 3 decent condos/apts that are 2.5-3 room, 2 bath, and rent them out for $2700-$3000/mo.
ching ching ching ching
you'd make the money back so relatively fast.

College is free in California, or at least tuition as far as I know. So I would assume students have a bit extra money for rooms thus making room more expensive, but apartments seem to be pretty expensive in college towns anyways. Seems like everything is a lot more expensive in Cali though to me.

To several people. That's the overall return. Per tenant would be as little as a fifth of that, and yes, even $2700/mo isn't much for lots of UC kids.

Tuition is I think THE most or the second most expensive in CA for residents out of any state in the US.
