Interest in a New Field Possibly opening next year in Baltimore area

Well as the title says I'm trying to gauge interest from the general paintball enthusiast on this site. I am well aware that if I opened a field I would be able to bring in plenty of parties/walk ons given the area that I'm looking to start up but
I would like some input from you guys.

Opening a field is an idea I've been kicking around for a few years and have had an opportunity to purchase another local field in the past (I wont say which field). In the past I've never had the support i would need to follow through with the establishment of a new field and now that I've stepped back and begun to take a serious look at it I am going to be receiving the backing I would need.

I have begun to do all of my homework on suppliers of paint, guns, netting, air systems, etc.... and have found a few great deals with leads. I'm sure most of you who decide to read this thread are wondering location. Well for the sake of professionalism to the people I am interested in leasing property from I do not wish to disclose an exact location.

However I will say that the location (if allowed by the owner) would be south of Baltimore city, not far south of it but south nonetheless.

The second question may be lot size and possible field info. Well again as its in the beginning stages of negotiations all I can say about the size is that its more than 6 acres of total useable land including parking.

My ultimate plan is for a bear minimum of 2-3 airball fields, at least 1-2 hyperball and at least 1 scenario field. I plan on having a fully stocked pro shop as good as any other local paintball store.

Keep in mind the above mentioned is my ultimate plan and by no means be the field at opening. My realistic projection is 1-2 years before absolutely all the fields are up and somewhere in that time frame for the pro shop.

At opening I hope to have 1 of the airball fields up and at least 1-2 of the hyperball fields.

My pricing is still TBD but I do plan on being very fair in all of my pricing.

Of course the obvious at opening there will be support for both CO2 and Compressed air plus decent paint. As a player myself I know how frustrating crappy paint can be.

For those of you that took time to read this I thank you and now I need your help. As I said before I need your input as this is all part of doing my homework to present to the people that will be backing my initial start up so I absolutely must have everything in order.

Please comment ideas, interest in playing at this location and anything else you care to mention.

TL/DR
-6+ acre lot
-Eventual full pro shop

A field just south of baltimore would be awesome. You would pull all of the people that dont always feel like traveling to pap or oxcc. I know, i am one of them. A full pro shop would be sweet Also airball is a must. I like the idea for sure! goodluck withh it all!

Also I need help naming the field. If anyone comes up with a name good enough that I use I will give that person a free day of paintball. Meaning 2 cases of free paint and entry for one day if this all goes according to plan and we open up.

An all around field with airball and the likes in this location would be great for me. If you had all that you are claiming along with a 4500 fill station and reasonable paint prices you may convince me to call it my home field.

Awesome man well that is definitely the plan. The air support is a must and will be established when the field opens. Like I said it would be 1-2 years before the total deal is up and running

Definitely a good idea. Putting up a PSP field would be a good start, as people in this area have to travel a great distance just to get to PAPS or OXCC, so you would garner in a lot of those teams for sure. Scenario is also where the money is at though. I know you said you only had 6 acres, but if you could hold big game scenarios, you will get a lot of money from events like that too. With that combination, I'd say this would be a successful business venture.

Yeah, scenario attract a lot of people, and definitely would be your main source of revenue. And also having a PSP field (In my opinion, PSP is more popular than NPPL) to start out with, than picking up an NPPL field later on would attract a lot of tourney teams. Luckily, my local field struck a deal with SupAir and got one of the PSP fields used only once at PSP MAO for only $2500. Good luck, hope this works out for you.

This is a great idea as long as the prices stay fair i do understand there needs to be a profit to keep the fields up and stuff but some fields are charging double to triple what they are gtting the paint and stuff at and $20 bucks for air all day is a rip but hey just giving my input. Good luck with it man i hope all goes as planned for you.

Well like I said my prices are TBD but ive also been playing for 7 years and the first 4 were tournament years so I know how annoying the overcharging is but I will still need some profit to keep from going under. Turf is a definite possibility but that would be years away since turfing a field is around 100k to have it done right per field last I looked into it. Dont quote me on the price its based off memory

A field just south of Baltimore sounds like a pretty darn good location to me. I have played at a few places in the northern VA and Maryland area like Pev's, Southern Maryland Paintball and Hogback. The few tournament style fields in the area have quite a distance between them. One thing I've noticed is that Pev's, although has great turf field set up, primarily makes their money from rec ball and scenario players. I went to Pev's exclusively for 2012 which ended up being once or twice a week damn near every week. I think I only missed 3 or 4 weekends the whole year. On a good day the turf field would have 15 maybe 20 people, but there would be probably 70 rec ball people there. Just by seeing that I would make sure to count that into your business as you already said. Good luck with your business adventure. If I'm still live here I will come play.

To me, layout is key. Hopefully you can plan your airball fields to share remote air tables and pits separate from your main gathering area. Moveable walls/nets would also be an efficient way to change the fields for different styles of play. Ultimately, as has been said, you will make most of your money off recball, so be sure to consider the things unseasoned players will care about. Bathrooms, tables, varying game types and field variety, decent rental gear, snacks and drinks, etc. do you have a marketing plan outside of forums to bring in new and infrequent ballers?

I live around Baltimore city and would definitely put it on my list of fields to try... I exclusively play airball but even I can acknowledge the fact that you will make more money catering to the recball/scenario players. You may be better off just starting with 1 nice airball field and putting the rest into hyperball/woods(if possible) and other rec friendly fields. I'm sure you know that airball tends to scare them off.

Yes I do plan on eventually having remote air lines ran for staging right next to the fields to be easier but it probably won't be for the first couple months. I do have a marketing plan but as for now I like using this forum along with other social media to just get a feel from the enthusiast. Until the field is open or opening there really is no other way to put the word out without putting out possibly false information.

The net boundaries themselves probably won't move so much as the changeable markings on the field would most likely how soccer and baseball fields are marked with the powder cart.

I am aware that recballers tend to be a bit intimidated by the fast paced ness of speedball. That's why I've planned to have only one speedball field up at opening and a hyperball field. That gives me time to start bringing in income while I put together my scenario field which I hope to have up in a month to 2 months from opening depending on how many people would like to come out and help me build.

Overall the final layout I hope to be able to cater to both speedball and woods/scenario type play evenly. How I end up doing that remains to be seen when I actually get to building. Any plans I make now can change a hundred times between now and then.
