I have a few questions to ask a professional realtor, so I'm hoping by some miracle that there is one of you lurking around pbnation.

I am a professional painter and manager. I want to know the depreciation rates of a home when their siding is not properly maintained and protected; i.e painted, caulked, etc. If the wood is damaged from rot or cracking from the sun, how much does the value of the home come down vs. properly maintained siding?

I would just go by how much it would cost to replace the wood, when I am buying the house and try to take it off the purchase price. Therefore, an easy way to figure this out is to find out the labor rate to install new siding and the cost of the materials. Simply say this is the cost to replace the siding vs the cost to perform my maintenance.
